This is a two-bedroom suite, but its 2nd living room could be converted into the 3rd (informal) bedroom. House rule: no smoking, no vaping, no parties. Pets need to be discussed on a case-by-case basis, and they most likely require a pet deposit and increased rent. Ideal location: • Proximity to UVic: Just across the street from the University of Victoria, offering easy campus access. • Local Attractions: Within a 5-minute walk to Campus View Elementary School, UVic’s Finnerty Gardens, and Mount Tomie Park Trail. It is about 1km (15-minute walk) to the business center at Cedar Hill+ Shelbourne with supermarkets and restaurants. • Quiet Neighborhood: Located on a peaceful cul-de-sac with minimal traffic, ensuring safety and tranquility. Suite Details: • Layout: The suite features two independent entrances, two bedrooms, two living rooms (one of them could be converted to an informal bedroom), and two bathrooms (note: one bathroom does not include a shower). It also includes a kitchen and in-suite laundry. • Flexible Arrangement: By closing an internal door, the space can be divided into two separate one-bedroom units. However, one unit lacks full amenities (no kitchen, laundry, or shower), and is best used as an extension of the main suite. • Renovations and Features: - The fully functional one-bedroom suite has been recently renovated and includes floor heating and sound-proof insulation from the unit above. - A high-efficiency gas furnace installed in 2020 significantly reduces heating costs. Rental Options: Full Suite: $2800/month for the entire suite. One-bedroom suite Only: Available for $2000/month (without the extension part). Available date: You can move in as early as June 26, 2024. I prefer a lease that ends on August 31, 2025, and renews annually, but other arrangements could be negotiated. Utilities: All bills (including water, electricity, gas, internet, etc.) are shared with other residents. Furniture: Most of the furniture in the pictures belongs to the previous residence and will not stay. However, I will add some essential furniture.
