Available as a sublet while my daughter attends school , Aug 1, 2024 to May 31, 2025 **Possibility of an extension, depending on her university schedule** but not available Long Term or unfurnished. Location: We are up on a hill in beautiful Saseenos, Sooke (V9Z0E6), there are lovely forest and mountain views . We are also near the famous Galloping Goose Trail for hiking and biking.! We are in a rural residential area with amenities located about a 7- 10 minute drive to the village of Sooke . It is a 15 mins drive to Langford, 20 -25 mins drive to Colwood / Royal Roads University, and approx 45 -60 minutes drive to Uvic and downtown Victoria. If you dont have a car there is a nearby bus stop down the hill on Sooke road for bus # 61 . Its best to have a car if you are living here though, as its quite a steep hilly climb up to the property from the bus stop, especially carrying groceries. *There is a small market at the gas station just down the road , but for your essentials you’d need to bus or drive into the village of Sooke*. Unit Description : This unit is located on the top floor of our multigenerational family home. It is a self contained Studio style "bedsitting" room , approx 300 sq feet with its own private full bath , and it’s own entrance up a set of exterior stairs off our shared deck. It is simple yet comfortable. There are amazing views from the unit! Please note, there is no proper kitchen* in the unit, but it does have a meal prep area with sink, mini Fridge, microwave, air fryer, and kettle, suited to making light meal (sorry no hotplates or toaster ovens allowed) can share our family kitchen to use our bigger appliances*. *Because of the limited cooking and food storage options, this unit is really best suited to someone ok with just making light meals or having mostly meals out* Furnishings include : A medium firm double bed, dresser , bookcase , dishes, cutlery etc. Everything you need is here, just bring your suitcase , linen and blankets ! Shared laundry on site when available, for 1 small load per week , or use the local Sooke laundromat. Rent for 6 or more months is $985. Rent for 6 months or less is $1185. Rent includes ; 1. Utilities - Water, heat and hydro 'up to' $45 month * ( monthly average if typically working or attending school away from home ) . Renter pays a % of additional utilities use over that amount. Not included in the rent , additional monthly charges: *Any Utilities usage over $45 month:.You will be billed a percentage for any usage costs above this monthly average.* Wifi : if you wish to access our 'shared' house Wifi. (Speed and bandwidth not guaranteed during peak hours). Additional $35 month.. Parking : 1 off street spot avail for a small car . (No larger vehicles) Additional $35 mo. Visitors park on the street We are looking for an applicant who is quiet , tidy, and easy going, and comfortable in a culturally and gender ‘diverse’ household with young children and dogs present . We also require renters to help chip in with some outdoor tasks like recycling , and snow removal . A ' Caveat ': As this is an older home, there will be some 'sound transference' between units, and you will hear us from time to time , when we are home. So not ideal for folks who are 'noise sensitive' or work from home. House Rules (Noise curfew hours are 11pm to 7 am .No use of sound bars or amplification systems .All media must be used with headphones or turned way down after 10 pm. . As this is a semi shared accomodation, no overnight visitors please. No smoking of any kind anywhere on property No pets of any kind , caged ,visiting or otherwise Application Process: Rental application with current and past references required. (References also available for us as Landlords from current and previous renters. ) Half months rent as booking deposit due upon acceptance. Half months rent as security deposit and Remaining half months rent due prior to move in. Virtual and in person viewings available.
