$1,450 · Female Roommate Wanted for 1 Bedroom in 2B2B Furnished Condo in Great Location

I'm looking for a female roommate to fill the second bedroom in a 2 bed 2 bath rental I've locked down! It's a second floor apartment, comes fully furnished with all new appliances as the place is freshly renovated. The pictures attached are from pre-reno, so some furniture is changed, mattresses are completely new, and appliances have been updated. The condo is located near two malls and along the galloping goose trail, about 15 minutes to downtown on the trail along the gorge water way. It’s a 5 minute walk to Uptown Mall or Mayfair Mall. It’s a 20 min (or less) drive to UVic and there are also bus stops within 100m that go to UVic or downtown, etc. A bit about me, I'm a mature female student starting at UVic for an Engineering degree. I am a social person and would love to make a new friend, but I'm not a partier and not a smoker. I will also have a cat, so feline friendly is a must! What comes with the unit: bedroom ~12'x15' (furnished with queen bed, frame, TV (no cable)), closet, bathroom with stand-up shower, in-suite laundry, shared living space (fully furnished) with balcony, all-new kitchen appliances including dishwasher, oven, stove, full sized fridge, microwave, sink and garburator. There is a fireplace but it won't be operational likely until the winter time. There is free side street parking available, but a parking spot in the gated condo area could be arranged depending on availability (maybe roughly $50/month). Bike storage is available on request and I'm on a waitlist for a storage space. Rent is $1450/month + split utilities (hydro/internet). I'd prefer to have someone for Sept 1 with a year commitment, but the dates can have some flexibility for the right person. Per the owner's request, I will be asking for references (employer, landlord, or character) and some kind of income verification.
