I am looking for a one acre +/- building site on the east side, (west facing) on Shawnigan Lake. Low bank water access, with deep water, located well off Shawnigan Lake Road and not bisected by the E&N railway tracks. My price assumes either a vacant lot, or a lot with a tear down structure in place. I'll pay up to $1.75m for a property meeting this description, a $150,000 premium over 2196 Renfrew Road, a 1.4 acre parcel that sold privately in Feb 2020. Because you will not pay real estate fees, the effective selling price on a $1.75m property is $1.8m. Should the existing structure be suitable for a renovation, my price can increase, but a tear down situation is preferable. Properties with a current survey are preferable. It'll be a cash deal, with a very quick close, using VREB paperwork and a prominent Victoria realtor, (at my expense) and established lawyers to ensure the deal is papered professionally.
