$1,500 · Fabulous Tenant Seeks Great Apartment

I'm looking for an apartment in the James Bay area. I'm a work-at-home writer and my income has not been affected in the least by the pandemic. (Huzzah!) I'm single, 40s, female, non-smoker, love to cook, quiet and respectful, as I've been renting apartments now for 20 years. I have quality referrals from major management companies, both in Victoria -- where I lived for 3.5 years -- and in my most recent home, here in Ottawa. I left Victoria to travel the world and work remotely for 4 years. With that out of my system, and with the pandemic putting priorities in place, I'm really keen to get back "home" to Victoria, where I have lots of family and friends. I'm ONLY interested in James Bay and Cook Street Village, or Humboldt Valley. Not Fernwood, etc. As I work from home, I seek a spacious 1-bedroom around 700 square feet, or a 1BR + den, or a 2BR. The most I'll pay is $1800 / month, but I would prefer $1500. The place MUST have a dishwasher and a balcony or yard. I'm not interested in half-buried basement suites as I require a bright space. I like the older walk-up style buildings in James Bay, but want one that has been updated. I will NOT consider carpets, as I have dust allergies. Hardwood is what I prefer, but obviously vinyl plank is getting popular and I'm okay with that too. (I have rugs to keep the noise down, though.) I do not have a pet, but I'd prefer a space that allows me that option in the future, as I want to stay put for the next 2, 3, or more years. While I won't be in Victoria until possibly July 10th, I have an aunt there keen to check places on my behalf, and I'm happy to sign a contract from afar if she gives the "all-clear!" on a space. My belongings will be picked up by movers here in Ottawa between July 5 and 10, and the earliest I'll need occupancy is July 19th, and the latest is July 31st, so a place effective July 15th or 20th is ideal. I do care about having a nice space and I have included a shot of my current home to show my style. :) I would rather not have a view of parking lots, but it's not the end of the world.
