****Handyman Special**** AS IS. FINAL REDUCTION. Price reflects the issues I know of and the ones I don't. Anyone handy could fix them in a weekend or two. The slide leaks in two spots, the rubber seals should be replaced and as a sole support parent who works full time I tuck taped it and voila it was dry. I can show you where the spots are. One of the windows needs to be replaced (Est 100). The water heater needs replacing (good news is I have already bought a new one and it's ready to go). The floor under the sink had a slow leak from the faucet before and during my time. Ideally the floor should be replaced but it's not soft just pliant. Good news is I bought a new faucet just needs to be installed. The roof is still under warranty and needs a clean and a reseal. Comes with roof cleaner and other rv odds and ends. The seams need to be redone (Est 250). The previous owners had a critter while it was in storage and I battled one last winter. None this year. The furnace either needs a regulator or a panel so either 75 or a 200 fix. The lights need replacing. 10 pack for 120 on ali express that would do the whole trailer. The GFCI outlets should be replaced (Est 60/3-pack) The 30-amp connector plug needs to be replaced with the new one (included). The carpet could use a clean. A lot of these are quick fixes but it was too much for me being a sole support parent and working full time. I estimate that it would cost about 800-1000 in materials/parts to get it up to par, the rest is just time to do them. Decals are peeling and some missing blinds, but the price reflects this. There was no couch when I bought it but a click futon works. I'm happy to leave the one that I have, but it's been a little beat up (kid and lab lol). Back bunkhouse but the lower one was removed, upper bunk and plenty if storage space underneath. 2 entries. New cool gel memory foam short queen that is 2.5 years old. The base could use a rust protection treatment and overcoat (Est 60). New battery Jan 2017.
