$1,200 · Self-Contained, Upstairs, One-Bedroom Suite

Situated on a private, treed, ½ acre lot (close to Saanichton Village & Panorama Rec Centre), this quiet, 635 sq ft, one-bedroom suite has hardwood flooring in the main living area, a private entrance, in-suite laundry, 3-piece bathroom with full tub & shower, large bedroom with walk-in closet, and an east-facing balcony. Tenants have their own parking spot available to use (just off our driveway). Hydro, heat (electric baseboard), & hot water are included in the monthly rent of $1,200. WIFI/Internet is not included in the monthly rent and is the responsibility of the tenant. No pets allowed (of any kind). Smoking or vaping (of any substance) is not permitted inside the suite or outside on property. The suite is suitable for a single person or a couple (max. 2 occupants). The kitchen and main living area of the suite are one room, entered via the balcony. This front room also contains the laundry closet as well as another large closet that can be used as storage or to put a tv and stand in (depending on how you would like to arrange the suite). The suite is partially situated above another, ground level, 1-bedroom suite… as well as our garage. Both suites are attached to our family home and were custom built in 2012. As well, in terms of the location of our home in relationship to UVic, it is about a 25 to 30-minute drive to UVic from our home. There is public transit service, but it is not convenient (it would require multiple transfers and would take more than an hour) and it is a 15-minute walk, uphill to the bus stop. We are also about a 20-minute drive to Camosun College Interurban Campus and approx. a 30 min drive to Camosun's Lansdown Campus (bussing to either location would be lengthy).
